Commute times in major cities have fallen 23 percent since 2019, and office occupancy in London, New York, and Amsterdam runs 30 percent below pre-pandemic levels even with 'return to office' mandates. The idea that all work happens in a building with a parking lot is finished. Five years of pandemic remote work broke the old assumption.

This shift reveals who wins and who loses. Tech companies saved billions on real estate while hiring globally. Workers with marketable skills gained the choice to live cheaper and work where their output was valued. Office-dependent service jobs, office buildings, and the commercial landlords who owned them took the hit. City governments built their tax base on dense office cores, and those cores are not coming back at the old density.

The corporate push to 'return to the office' has nothing to do with productivity. Study after study found remote teams perform as well as or better than co-located ones. The real agenda is simple. Managers want to see bodies in chairs. Landlords want to fill buildings they already own. Forcing workers back to expensive central offices also serves as a quiet way to screen out lower-income workers who cannot afford the commute.

Yet remote work is not free of cost. The companies that moved fastest to remote-first also cut pay for workers in lower-wage countries and pushed the boundary of 'always on.' Home became work. Workers replaced a commute with a never-off connection that eats into family time and sleep. The promise of flexibility often meant only that employers had more flexibility about when to demand your time.

What is emerging now is not a return to the old office model or a pure work-from-anywhere setup, but a hybrid based on job type and power. Engineers with rare skills get to choose. Junior analysts get told to show up. The office is no longer a default. It is now a filter. This is where power sits, and you are either invited or you are not.
